Here is some important information that can help you in your search: In Liège, a student room is generally called a "kot".

A kot's characteristics:

The room may:

  • be furnished or not
  • have one's own shower/ bathroom or it is shared with other rooms,
  • have one's own kitchen or is shared it with other rooms
  •  etc.

Prices often range from 250 to 300 Euros a month, including or not include the maintenance costs. Pay attention to the actual price that you will have to pay! The owner usually asks for a guarantee that amounts to two months' rent.

Other types of accommodation can also be rented to accommodate one or more a group of people… (Studios, apartments, houses).

The "Accommodation" database

The Accommodation Service of the University of Liège includes a department that specifically deals with information concerning private accommodation. This function is undertaken by Joelle Stelet, whose office is on the ground floor of the Main Building of the University, place du 20 Août in Liège. It is available from Monday to Thursday from 8 am to 4 pm and on Friday from 8 am to 12 am. She can advise and help you through the process of finding a place to live. The permanent contact with many owners allows the upkeep of an online database with the available student accommodation. The numerous property advertisements are updated whenever the owner concerned makes a request. The advertisements often insist on a twelve-month accommodation period. The accommodation can nevertheless still be available over the course of the academic year. In this case, the owner is likely to accept a short-term stay until the end of June, for example!

Some very important points…

  • Read carefully the lease contract and its duration (10 months, 12 months)
  • Ask the owner to add a clause in case of breach of contract in the course of the year.
  • Check the conditions related to the rental guarantee
  • The amount of maintenance costs must be clearly indicated if they are not included in the rent price. Attention: The amount which is asked is often a provisional deposit for the real charges. There will then be a price adjustment after the meter-reading at the end of the stay.
  • Pay attention to the general state of the premises and the presence of safety equipment (traces of damp, brightness, smoke detectors, etc.)
  • Ask guarantees on the compliance of assembling of some heating tools, gas heaters, etc. (See recommendations about carbon monoxide)
  • Never sign a document which you have not read right through or, even better if possible, which you have not shown to someone qualified in the matter. Students wishing to sublet their kot

If you want to sublet your kot for some time during the year, because you are going on an Erasmus exchange for example, go and see Joelle Stelet or send her an e-mail to inform her about it. Depending on the case, she will tell the owner about it and put him on her in touch with the new applicant.
